Blackacre Advisors: representing tenants in leasing commercial office space Client-focused commercial real estate services for office space users

Don Wenig

Don Wenig

Don Wenig is a Principal and co-founder of Blackacre Advisors. Don has more than 15 years of national tenant representation experience. For each project, after carefully listening to a client, he serves in a consultative role in formulating a real estate strategy to meet a client’s goals and then takes a very hands-on approach to successfully implementing that strategy. As a licensed attorney by background and having negotiated over a million square feet in office leasing transactions for tenants around the country, he acts as chief negotiator in the transaction. While most lease transactions are decidedly tilted toward the landlord, Don is able to put his clients on equal (or in many cases better) footing than the landlord at the negotiating table by taking a very detailed oriented approach which is coupled with a deep understanding of the underlying business and lease issues.

Don’s clients have included: Alexander Group, Amica Mutual Insurance Company, Car-X Systems, C.H. Robinson Company, Cornell Companies, First American Title Insurance, First Commonwealth Insurance, Guardian Life Insurance, Mortgage Guaranty Insurance Corporation (MGIC), Millward Brown USA (of WPP Group, plc), Morgan Stanley, Oberweis Asset Management, Rhea & Kaiser Marketing Communications, Sentry Insurance, Spyglass, State Farm Insurance and TUSC.

In addition to his transactional experience, Don has actively contributed to the corporate real estate field by speaking to various groups and has authored published articles on the following subjects from the tenant's perspective: (1) Subordination, Non-disturbance, and Attornment Agreements; (2) Exit/Surrender Clause liability pitfalls; (3) the enforceability of Letters of Intent; and (4) the pitfalls of relying on “lease comps” in negotiating a new lease or renewal. In 2004, Don spoke on a panel at a global corporate real estate conference (CoreNet Global) about the strategy and implementation to achieve an insurance client’s objectives to reduce its national occupancy costs below those of its competitors while providing its employees with a best-in-class work environment.

Don is a licensed Illinois attorney and real estate broker in multiple states. He is a graduate of DePaul University and The John Marshall Law School. He is also a member of CoreNet Global and the Illinois State Bar Association (Real Estate Section).
